John Freiburger of Freiburger Consulting will present "New Exterior Materials and Systems That Have Added to the Liability of Home Inspectors" You may inspect a home that is new or only a few years old, and then, within the two-year liability period, hear that the siding and trim are deteriorating, or worse yet, there is mold in the walls behind the thin veneer masonry. You can respond that it looked okay when you inspected it, but their attorney points out that it was installed in a faulty manner and you missed it! The two worst systems as far as both design and installation are thin veneer masonry and fiber composite exterior wood trim. Even installed according to the manufacturer’s instruction, issues develop, and most of these products are installed incorrectly, some grossly so. An inspector needs to be able to spot open and obvious errors in installation and recommend further investigation.
